New Ultra-Luxury Brand Set to Open 12 Properties Across the Middle East

A new ultra-luxury hospitality brand backed by sovereign wealth funding is set to launch 12 properties across the Gulf Cooperation Council and wider Middle East region over the next five years, with an inaugural opening scheduled for Q4 2027 in Riyadh.
The brand, whose name has not yet been publicly disclosed, has assembled a leadership team drawing from Six Senses, Aman, and Rosewood, signalling ambitions to compete at the very top of the global luxury hospitality market. Investment in the pipeline is reported to exceed $4 billion.
Industry sources suggest the concept centres on what its founders are describing as "territorial luxury", properties deeply anchored in the specific cultural and natural heritage of their locations, rather than deploying a standardised brand template. This approach places the new entrant in direct competition with Aman, which pioneered the model, and with newer operators such as 1 Hotels and Amanjiwo.
The Middle East continues to represent the most active luxury hospitality development market globally. Saudi Arabia's Vision 2030 tourism strategy alone is driving unprecedented investment, with major projects including NEOM, Diriyah, and the Red Sea Project creating demand for luxury operators at scale.
The unnamed brand is understood to have secured management agreements in Saudi Arabia, the UAE, Oman, and Qatar, with additional properties under discussion in Egypt and Jordan. A flagship property in Dubai is expected to follow the Riyadh opening within eighteen months.
The announcement adds to a market already seeing significant new supply from Hyatt's Park Hyatt expansion, IHG's luxury growth strategy, and a number of independently capitalised boutique launches.
